A room house is not an ordinary property
Each room is let individually, communicated individually, billed individually. Instead of one tenancy per apartment you run many, plus the operation of the shared spaces and daily living together. The usual three to five percent of a classic management fee is designed for apartments with long tenancies. A room house is operationally in a different league.

In the market, fees for full management typically sit at 4 to 5 percent of the net target rental income. We work digitally and efficiently and deliberately sit below that. Technical projects such as renovations are remunerated by a separately agreed model, the management rate is fixed before the contract.
We do not quote shop-window prices that would not fit your property anyway. Instead you see the calculation path before we speak for the first time.
Your fee comes from three building blocks: a room-based base fee, a fee per room change and an hourly rate for special effort. What moves the rate: number of rooms, turnover rate, depth of support.
Your fee is, as is customary in the market, a percentage of the net target rental income, typically 4 to 5 percent. What moves the rate within this corridor: property size, condition, tenant mix and number of units. There is no binding industry tariff, we calculate your rate individually. Because we work digitally and lean, we deliberately sit below the market rate.

Letting and re-letting
A standalone service, addable to any mandate in both tracks and also bookable on its own. It covers marketing and listings, viewings and applicant selection, creditworthiness checks, contract conclusion and handover. For co-living at room level, for properties at flat level.
Occupancy is its own work and is paid for separately, so that your ongoing fee stays lean.
A one-time fee per successful letting, separate from the ongoing management fee. In the market, around 1 to 1.5 net monthly rents per unit are customary for this. We deliberately sit below that, at around half a net monthly rent. Example: at a net rent of CHF 2000 that is a one-time fee of around CHF 1000, whereas the market would be CHF 2000 to 3000. We name the exact rate firmly in the offer.
