Moving out early. Finding a replacement tenant in Switzerland
You want to get out of your tenancy agreement earlier. A new job, a separation, a move, but the management is blocking it.

In Switzerland you have the right to leave your tenancy agreement earlier if you propose a reasonable replacement tenant to the management. 'Reasonable' means: solvent, willing to rent on the same terms, no grounds for refusal. The management does not have to accept the first proposal, but it may not reject reasonable candidates without good reason. As soon as the replacement tenant moves in, you are out of the contract, even in the middle of the notice period.

What should you do now?
Step 1: Submit your termination in writing with your desired date.
Step 2: Start the search for a replacement tenant (listing, network, social media).
Step 3: Propose at least 1 to 3 reasonable candidates (solvent, same terms).
Step 4: Forward the candidates' application documents to the management.
Step 5: Wait for the management's decision (it should be made promptly).
Step 6: Once a candidate is accepted: coordinate the handover appointment with the replacement tenant and the management.
Step 7: Create the handover protocol on the day of the transfer.
