In Switzerland you should report defects to the management promptly and in writing, otherwise your legal position can worsen. A good defect report contains: the date, a concrete description of the defect, photos and your request (repair, deadline). Depending on the severity of the defect (e.g. heating in winter, no hot water) a rent reduction may be an issue, which should be checked professionally if in doubt.

When do you need this?
Immediately, as soon as you notice a defect, even small ones. Anyone who waits for months often loses their claims.
What should you do now?
Step 1: Identify the defect and photograph it immediately (with the date).
Step 2: Send a written report to the management (email or registered letter).
Step 3: Describe it concretely: what is defective, since when, in which room.
Step 4: Set a deadline for the repair (reasonable: 5 to 14 days depending on urgency).
Step 5: For a serious defect: announce a rent reduction already in the letter.
Step 6: If the repair is not done within the deadline: send a reminder, then the conciliation authority.
Step 7: Keep all communication (emails, registered letter receipts, photos).
